Residential project

Residential Architecture Design

Homes aren't cookie-cutter. We've worked on everything from compact urban infills to sprawling countryside estates. The goal's always the same though - create spaces that feel right for how people actually live, not just how design magazines say they should.

We start every residential project with a conversation about daily routines. Where does morning coffee happen? Do the kids actually use that formal dining room? How much storage is really needed? These answers shape everything. We've learned that the best homes are the ones where design decisions come from understanding lifestyle first, aesthetics second.

Commercial project

Commercial Building Planning

Commercial work's a different beast. There's zoning, traffic flow, accessibility standards, and the bottom line to think about. We've done retail spaces, office buildings, mixed-use developments - each one needs to work hard for the people using it and the client investing in it.

Commercial projects live or die on the details. We spend a lot of time on circulation patterns, sight lines, and how spaces transition. The medical centre taught us that architecture can actually reduce stress - something we now apply to all our commercial work. Good design shouldn't just look good, it should make people's days easier.

Sustainable design

Sustainable Design Solutions

Sustainability isn't a checkbox for us - it's baked into how we think. Passive solar orientation, material selection, energy systems, water management. We're not gonna claim every building's net-zero (that's not always realistic), but we push for the best environmental outcome that makes sense for each budget and site.

  • Scarborough Community Centre - Geothermal system + green roof, LEED Gold certified
  • Port Credit Net-Zero Office - Solar array + battery storage, actually produces more energy than it uses

The passive house project was a learning curve. Triple-pane windows, air-tight construction, heat recovery ventilation - it all adds cost upfront. But the homeowners' energy bills are basically nothing now. We've gotten better at explaining the long-term payoff to clients. Sustainable design's an investment, not an expense.

Interior planning

Honestly, this is where the magic happens. You can have a stunning exterior, but if the interior doesn't flow right, the whole thing falls flat. We obsess over how rooms connect, where natural light lands, and how spaces feel at different times of day.

Space planning's part science, part intuition. We use data - furniture dimensions, circulation space, sight lines - but there's also a feel to it. Walking through a well-planned space just makes sense. You're not thinking about the design, you're just living in it comfortably.

Construction administration

Drawings are just the beginning. We stick around through construction to make sure what gets built matches what was designed. Site visits, contractor coordination, problem-solving when unexpected issues pop up - it's not glamorous work but it's critical.

Construction's where you find out if your design actually works. We've learned to build in flexibility because something always comes up - soil conditions, supply delays, hidden structural issues. The restaurant project was intense - incredibly tight timeline, but we got it done by being on-site almost daily and making quick decisions with the contractor.

Heritage restoration

Heritage Building Restoration

There's something special about bringing old buildings back to life. Heritage work requires a different mindset - you're balancing preservation with modern needs, dealing with historical societies, working within strict guidelines. It's challenging but deeply rewarding.

  • St. Lawrence Market Area Warehouse - Converted 1920s industrial building to modern lofts
  • Don Mills Church Adaptive Reuse - Transformed 1950s church into community arts centre

The Victorian restoration was probably our most painstaking project. Original plaster moldings, wood floors, stained glass - everything needed careful documentation and repair. We brought in specialized craftspeople for the detailed work. Took longer than a new build, cost more too, but the end result preserves a piece of Toronto's history for another century.

How We Approach Projects

Every project's different, but our process stays pretty consistent. We kick things off with a discovery phase - lots of questions, site analysis, understanding constraints and opportunities. Then comes concept development where we explore different directions. Once we've landed on an approach, it's detailed design, permits, construction docs, and finally building. We're involved from start to finish, usually 8-18 months depending on scope.

What sets us apart? We actually listen. Sounds basic, but you'd be surprised how many architects get caught up in their own vision and forget about the client's needs. We're collaborative, pragmatic, and we don't do design for design's sake. Everything has a reason.
